2% if the homeowner finds the buyer.  We still pre-qualify the buyer, negotiate the contract, prepare the paperwork and attend the closing.

5% if another agent finds a buyer.  The IBR agent verifies the buyer's qualifications, negotiates the contract and handles all aspects of the transaction through closing.  The other agent represents the buyer and the IBR agent represents the seller.
